Predictions for the housing market in 2021
As everyone will be going skint, is it a possibility that house prices will collapse and I'll be able to buy a house for £400?

Hard to say, I’ve been involved with property market for nearly 30 years, I’ve been saying they will drop for the last 5 due to referendum, election, brexit, COVID but they just keep on going up where I am. A lot of people are going to loose there jobs but mainly low pay renters which is not such an issue. London will probably take a hit, (who’d now want to spend a mil to live in a 3 bed terrace in Lewisham), but the rest of the country still has a housing shortage and millions will soon have the flexibility to work anywhere they want, so places which have been off grid are now looking appealing. We sold 400 from 1 office this year which is unreal when you think of all the shit that’s gone on. I hear places like Dorset, Devon, Cornwall and kent, like Hastings etc the same. I don’t know why typed all this as I haven’t a clue still.

2021. My mortgage will be almost completely done, my next permanent change of address will be to.the crematorium, hopefully not next year for.the latter though.

Can't see property prices ever collapsing in the long run (10 years plus) and only comparatively small declines of up to absolute maximum 15 to 20 % in the meantime. And probably not that big a decline outside of overpriced shithole London.

I suspect the biggest impact will be felt when builders start to re-purpose commercial buildings - not just offices but local High Street shops. Only so many banks that can become bars.

The traditional High Street is virtually finished, so in order to breathe some life back, empty shops need to be converted into accommodation where possible rather than have the local councils holding out for a business to take them up and start paying business rates.

What M Ox said. There is and always will be a housing shortage, so can't see a big collapse in prices, except maybe in parts of London.

I reckon by mid next year, the market will start to slow down, because of the inactivity this year the market has been performing very, very well.

However, mortgage lenders are becoming a fucking nightmare , due to so many people being on furlough the lenders won't accept your usual salary depending on how long you've been back on your usual salary. Not to mention the lenders taking an absolute age to underwrite also.

Partly agree, however the local high streets near me are busier than ever, because the city is shutdown, the local high streets will be busier - The cities are going to be ghost towns as long as covid has a hold.

I just sold a spare house in Hertfordshire as the lease was up andI couldn’t see house prices rising in the future. It was a good time to sell as homeworkers looked to move out of London.

When the redundancies really kick in it will be interesting to see what they do on a fiscal or interest rate/lending level.

we were in what looked like a solid chain of 5 houses, then the banks changed their lending parameters on 1st december.

the whole thing promptly turned to shit. staying where we are now. lets see what 2021 brings, cash is king etc etc.

I doesn't really matter where I "live" cos I won't be there much anyway.
I wanna buy a cheap house for about £60k cash, somewhere cheap and shit like Durham or MERTHYR TYDFIL.

Yea, 60k is good for old mining towns or Liverpool Blackpool etc.

Stretch it a bit more and clacton is ok . Fast trains to London should you need it.

Or just live in the States.
